What is P1 Motor Club?

P1 is exactly what you’d expect from an exclusive golf club and residential community in Florida, except we replaced the links with over 9 miles of private driving circuits, including a monster 4.5-mile racetrack. The tracks and other driving amenities appeal to automotive enthusiasts, but P1 is a community for the whole family, with an expansive clubhouse, pool, spa, pickleball, tennis, and basketball courts, garage townhouses, and residences. Our mission is to forge lifelong bonds among members, families, and friends through incomparable, life-shaping shared experiences.

Our 663-acre site is located about 45 minutes north of Palm Beach and 20 minutes west of the Atlantic Ocean in St. Lucie County. Travel to P1 is easy, either by air, with Palm Beach International Airport (PBI) within an hour’s drive, or by car, with easy access from either I-95 or the Florida Turnpike. Private aircraft can land at Treasure Coast International Airport, 15 minutes from P1.

The property includes:

  • P1 Circuit – 4.5 miles

What makes P1 different from other private driving clubs?

How does membership work? How do I apply?

Membership is by invitation or referral. A limited number of Charter Licenses are available prior to opening, after which additional license types may be introduced with fewer privileges.

Membership at P1 is intentionally limited to preserve driving access, community culture, and the overall member experience in a private country club setting.

A limited number of Charter Licenses are available prior to opening our P1 Circuit, after which additional license types may be offered with fewer privileges. Charter Members enjoy priority access to real estate, driving programs, and other limited opportunities.

What is a Charter member?

Charter Members are individuals who join P1 Motor Club before the club’s full opening. Charter Membership includes:

  • Unlimited driving access

  • Full use of all club amenities

  • Priority access to optional garage townhomes and residences

  • Priority reservations for limited club programs

  • Priority based on Join Date for future opportunities

Because the number of Charter Licenses is limited, they represent the most privileged membership class at the club.

 

Does it matter when I join?

Yes, the join date determines initiation fees and priority to limited offerings.

Initiation fees will continue to increase periodically until the club fully opens, when Charter licenses will no longer be sold. Since launch, the one-time initiation fee has increased seven times—from the original $150,000 to the current $192,000.

Requests for limited goods and services are prioritized by Join Date. While Charter Members have priority over all future members who join after the club fully opens, priority among Charter Members is determined by Join Date to offerings such as:

  • Trackside Garage Townhomes
  • P1 Estates
  • Private group driving programs and master classes
  • Specialty driving events
  • Reserved racing numbers for P1 member competition
  • Reservations for P1 fleet racecars
What does it cost to join?

Charter License one-time initiation fees began at $150,000 and have increased periodically as membership has grown. As of March 2026, the one-time initiation fee is $192,000 paid in three installments of $64,000 over eight months.

Members may also choose to make a single discounted payment; the discounted amount reflects the present value of the three-payment schedule using a 7% annual discount rate.

What are the annual dues? What benefits are included?

In 2026, annual dues will be discounted by 25%, and further prorated to reflect the Treasure Coast Circuit launch date. Regular annual dues will not go into effect until the 4.5-mile P1 Circuit is available for members to drive, which we anticipate in early 2027.

* Charter License Initiation Fees will increase intermittently until club opening, when Charter Licenses are no longer sold. Please confirm the initiation fee upon submitting a membership application, as the fee may have increased between the dates the agreement was provided and executed.

** P1 may limit the total number of driving and non-driving guests on any day at its sole discretion. If P1 receives concurrent requests for guest access that will exceed the guest limits set for that day, the club will prioritize requests from Charter Members and further by their Join Dates.

1st priority means you receive priority over all other members. If another Charter Member wants the same thing, we decide based on who joined first.

2nd priority means all Charter License Holders are prioritized over Relatives added to Charter Licenses. For example, your son is a Club Member this season and wants to rent the club’s Porsche GT4 Clubsport racecar. A Charter License holder requests that racecar around the same time. That License Holder’s request would receive priority over your son, regardless of whether you joined before the other Charter License holder.

Access to driving and non-driving activities may be limited, regardless of License type, to dates and times scheduled for member activities.

Can my family participate?

Yes, the Charter License is designed for individuals and families. You do not need to purchase additional licenses for your family to participate.

Charter Members may include spouses, children, parents, siblings, grandparents, and grandchildren (including step-relationships). One extended relative—such as an aunt, uncle, niece, nephew, cousin or legal guardian —may also be included each season.

Family members can be added or removed each year depending on who plans to use the club. Members simply pay the applicable annual dues for each driving or social family member that season.

A "Driving Member" is entitled to access all club amenities without restriction.  A "Social Member" is entitled to utilize all club amenities except the primary driving circuits (Treasure Coast Circuit, P1 Circuit) when scheduled for member activities.  

For example, in October 2027, Bob - the Charter License holder - confirms his family members for the 2028 season: he keeps his wife, Jane, as a Social Member, adds his 14-year-old son, Connor, as a Driving Member, adds his 10-year-old daughter, Ellen, as a Social Member, and removes his oldest son, Alan, as a Driving Member since Alan is heading overseas for work. Due in January 2028, Bob will pay the then-current annual driving dues for himself and Connor, and then-current annual social dues for his wife and daughter. Bob and Connor participate in member lapping and competition days together in karting, off-road, drifting, and the large Treasure Coast and P1 circuits. Jane doesn't join any driving activities but enjoys pickleball, the clubhouse, and other member amenities. Ellen enjoyed karting and off-road driving with her father and brother but is not old enough yet to join them on the Treasure Coast or P1 circuits in street or racecars.

Do I need racing experience to join?

No. If you have a driver's license, you have all of the skills necessary to join and enjoy P1.

Members range from novice drivers—who make up the majority of new members—to experienced club-level racers and a handful of professional drivers.

P1 provides driver coaching, licensing programs, and structured run groups so members can progress safely and confidently at their own pace. If you know how to drive a car, you are ready to begin in beginner-level sessions with a P1 coach.

We also offer driver development programs for members’ children starting around age 12. Many begin with no prior driving experience and develop advanced car control skills well before receiving their driver’s permit—often becoming some of the safest and most capable drivers on public roads.

Can members own real estate at P1?

Yes, but the purchase of real estate is optional and is not required to join.

Members have two types of real estate available for optional purchase: Garage Townhomes and Trackside Residences. These are not long-term land leases; members will own their properties.

Garage Townhomes feature expansive automotive storage and amenities - with extra ceiling clearance to support 2-car lifts - and second floor living that includes kitchens, living rooms, one to four bedrooms, and decks overlooking the 4.5-mile P1 Circuit. Unlike many “car condo” developments, P1 Garage Townhomes are built to residential construction standards, resulting in substantially higher build quality, insulation, and comfort. While overnight stays are permitted, these units may not be declared as a primary residence for tax purposes (i.e., no homesteading).

After selecting a townhome size and bedroom configuration, members choose between two interior finish packages:

Composite — A clean, functional motorsports-focused build with durable materials and essential living amenities designed for members primarily focused on track use.

Carbon — A higher level of architectural finishes and detailing, incorporating upgraded materials, lighting, cabinetry, appliances, and design elements for members who want a more refined living and entertaining environment overlooking the circuit.

P1 Estates will be larger, standalone trackside residences. These homes will feature expansive ground-level garages with one or two additional living levels above, including large decks overlooking the P1 Circuit. Unlike Garage Townhomes, Residences may be declared as a primary Florida homestead.

Estate lots are generously sized and designed to support additional covered storage for larger vehicles, boats, or RVs, as well as private outdoor amenities such as in-ground pools and landscaped outdoor living spaces, creating a true Florida motorsports estate lifestyle.
