The Basics
Membership is by invitation and/or referral from existing P1MC members. If you do not know one of the founders or an existing Charter Member, you may request an interview and application for consideration by contacting [email protected].
Family that may be included under your membership are your spouse, siblings, children, grandchildren, parents, and grandparents, including those relationships by marriage (i.e., step- or -in-law), PLUS one of the following: niece/nephew or uncle/aunt, including those relationships by marriage (i.e., nephew-in-law).
Once you join P1MC as a member, you can add, keep, or remove relatives each season depending on their planned use, if any, of P1MC. You do not pay another initiation fee — just their dues for that season only. By each Oct. 1, you indicate which relatives you would like to add or remove from your license for the following season. It’s that easy and that flexible! You are not required to keep your relatives on your membership license for future seasons, so you are not committed to paying future annual dues for relatives who aren’t using P1MC in the future.
Being a Charter Member means that you joined before P1MC officially opened and that you enjoy benefits and privileges above all other non-equity memberships.
- Charter Members get priority on virtually all limited assets — for example, choice locations for real estate, limited car rentals, and seats in race schools or social events. When Charter Members ask for the same thing at the same time, priority goes to members with earlier join dates.
- Charter Members have unlimited use of scheduled driving hours. Future license types will typically have limits on driving time per season.
- Charter Members can bring an unlimited number of driving and non-driving guests each season. Other license types will typically have guest limits. (To maintain exclusivity, we do impose some limits on the number of visits by non-member guests.)
- You may add, keep, and remove relatives in any season. You do not pay another initiation fee — just their dues for that season. By each Oct. 1, you indicate which family members you would like to add or remove from your license for the following season with full driving or non-driving membership privileges.
- You can freeze your license. While it is frozen, you will neither be charged annual dues, nor can you use the license. A license can only be frozen once, and it may be frozen for up to four (4) years.
We don’t assign “member numbers.” Rather, a Charter Member may request a “Driver Number ” that, if confirmed, will be exclusive to that member for all club competition. Driver Number requests are prioritized by join date.
The initiation fee depends on when you join. Your initiation fee is broken into three (3) payments:
- One third is due within 10 business days of executing the Charter License Agreement. This payment sits in escrow.
- One third is due within 10 business days of our notifying you that the Planning and Zoning board approved the final site plan. This payment also sits in escrow.
- The final payment is due within 10 business days of our letting you know that we’ve started construction. At this point, funds are released from escrow.
We remain on track to begin construction this fall and will strive to open the large P1 Circuit around November 2025. To set expectations, we are laser-focused on opening the P1 Circuit to members for driving as soon as the asphalt ribbon is complete and safety systems are in place, regardless of the progress of other facilities. Realistically, we anticipate operating out of tents until late-spring 2026. Given the large scope and amenities planned for the clubhouse, this building may not open until closer to November 2026.
Phase I will include the 4.5-mile P1 Circuit, most club amenities, many GarageMahals and residences located in the center and north of the P1 Circuit, some paddock garages, gatehouse, corporate offices, and a site and facilities operation center. GarageMahals and single-unit Autominiums ordered in 2024 should be available starting in late 2025 depending on the level of buildout selected. Larger Autominiums ordered in 2024 should be ready around November 2026, in time for the November 2026 – June 2027 high season.
The P1MC Special District is approved as a private mixed-use motorsports complex.
- Special ordinances for sound and operating hours:
- Tracks may operate seven (7) days/week from sunrise to two (2) hours after sunset.
- Sound limit of 108 dB(A) for club members. This limit will accommodate 99% of racecars.
- Up to 10 special multi-day events per year to operate, if necessary, outside of these hours or sound limits (for example, IMSA or SRO races.)
- We may illuminate racetracks for night activities using airport-like embedded LED lighting (that is, no bright downlighting that creates unnecessary light pollution.)
- Primary 4.5-mile driving circuit for members (P1 Circuit) with associated facilities and real estate:
- Three (3) possible P1 Circuit configurations: “P1 International” (4.2 miles) — the longest configuration, “P1 West” (2.2 miles) and “P1 East” (1.7 miles). P1 West and P1 East can run concurrently.
- GarageMahals — up to 900,000 sf ground level of customizable garages capable of multiple levels. No limitation on overnight use. You may not list your GarageMahal as your primary Florida residence.
- Up to 125 residences (“Autominiums”) ranging from a single condo unit in a 3-unit building to larger single-family residences. Most real estate is trackside. You may declare one as your Florida residence.
- Clubhouse, gym, pool, outdoor courts, sidewalks, walking trails, vehicles service areas, enclosed auto/RV storage.
- Paddock garages for members and prep shops to use during daily activities.
- Secondary 3.2-mile driving circuit (“Treasure Coast Circuit” with 2.8-mile longest configuration) with semi-private facilities:
- Event Center (up to 40,000 sf)
- Karting Circuit (1.2 miles)
- Off-road Circuit
- Skid pad
- Launch pad (half-mile straight for demonstrating launch control feature)
- Another 225,000-sf ground level for auto storage/garages
- Overnight guest rooms (up to 25 units)
- Other facilities
- R&D Park – up to 400,000 sf for motorsports-related light manufacturing and commercial activities. The R&D park is accessible without going through club security, so while the area will be secure, it is an ideal location for race prep shops with 24/7 access direct from a 4-lane highway
- Gatehouse
- Corporate offices (up to 5,000 sf)
- Site and facilities operations (up to 5,000 sf ground level)
- On-site wastewater treatment facility.
Yes. If we don’t start construction by March 31, 2025, then all initiation fee payments may be returned from escrow upon your request.
When you join P1MC, you are purchasing a license which provides you and (optionally) your family with the long-term right to use the club. We are offering a limited number of licenses. Prior to club opening, we are offering only Charter Licenses. Charter Licenses have more rights than any other non-equity license type. A license is not a financial investment. It’s an investment in a lifetime of fun, happiness, and camaraderie, and that’s even better.
