Can I sublease my space?

Yes, with reasonable guidelines that adhere to our approvals and the focus of the Commerce Park. Subleases must be for automotive or motorsports-related businesses and cannot be retail operations open to the general public.

What are the steps in securing a lease or purchase?

What is the minimum square footage required to lease or purchase?

Yes. “Build to suit” options are available for tenants needing specialized layouts or infrastructure. P1 branding and logos will be present on external building designs, but tenants may add their own signage within reasonable guidelines, subject to approval by P1.

What is the layout of the Commerce Park and buildings?

Buildings range in size from approximately 24,400 SF to 50,700 SF, with options for subdividing based on tenant requirements. The park is designed to optimize efficiency and maneuverability for large vehicles and transporters.

What optional upgrades are available?

Optional upgrades include but are not limited to:

  • Drive-through garage doors in select locations
  • Floor drains with oil/water separators
  • Vehicle and building exhaust systems
  • Upgrade to 600-amp service
  • Second-level mezzanine for storage and offices
  • Reception area exterior glass doors
Who is responsible for utilities and infrastructure costs?
  • Tenants are responsible for maintaining HVAC, plumbing, and electrical systems.
What security & insurance is required?
  • General liability and business property insurance are required. Additional coverage may be needed for high-risk activities like dyno testing.
  • High-risk activities (e.g., dyno testing) may have additional requirements.
  • Security deposits vary based on lease terms, and are refundable under standard conditions.
How is track access managed?
  • Monthly schedules will be communicated in advance.
  • After-hours track access will generally be limited to race shops from the Commerce Park. Extra time may be booked via the P1 Concierge, at an additional charge.
  • Drivers during after-hours track access must be approved by P1’s Track Director.
  • Non-members can test drive cars for purchase, but this must be coordinated with P1 Concierge. A driver guest fee applies. If a non-member test drive results in a membership, the guest fee will be refunded, and a referral commission may apply.
  • P1 reserves the right to revoke access due to non-compliance or safety concerns.
  • Shops may receive discounted rental rates for private track sessions.
