P1 members have the rare opportunity to own two types of trackside real estate: garage townhomes and residences. While P1 is only 20 minutes west of the Atlantic Ocean, our site is not located in a flood zone and is 25-feet above sea level, considered higher elevation for South Florida.

Garage Townhomes

More than storage, P1’s garage townhomes redefine the category. Unlike typical “car condo” offerings with open-rail mezzanines overlooking a garage that allow fumes to enter living spaces and conditioned air to escape, P1 garage townhomes are designed and built to full residential standards, with approved overnight stays built into the design.

For members seeking full homestead-eligible living, a limited collection of trackside duplexes and single-family estates will also be offered. These multi-level homes combine expansive ground-floor garages with elevated living areas and panoramic trackside decks—perfect for year-round enjoyment of both luxury and race-day thrills.

Ownership at P1 includes access to resort-style amenities: a beach club with pool and spa, sport courts, fitness center, dog parks, and more—all within a secure, gated community just minutes from South Florida’s best beaches, golf, dining, and attractions.

Real estate offerings are available exclusively to members, but the purchase of real estate is not required for membership.
