P1 MOTOR CLUB OPENING IN 2025 ON FLORIDA’S TREASURE COAST

P1 Motor Club (P1), an experiential motorsports lifestyle community with two world-class racetracks, country club amenities, and varied real estate offerings, will be opening on Florida’s Treasure Coast in 2025.

Surrounded by scenic ranches and citrus groves, P1’s 650-acre site is located 50 minutes north of Palm Beach and 20 minutes west of the Atlantic Ocean. It is a short drive to some of Florida’s best golf and entertainment destinations: under 20 minutes to PGA courses, 90 minutes to Disney and Universal theme parks, and 50 minutes to Sebring International Raceway.

Plans for the property include three connected but distinct areas:

  • P1 Members’ Club: 4.5-mile P1 Circuit, P1 Members’ Residential Community, and P1 Members’ Clubhouse
  • Treasure Coast Motorsports Complex: 3.2-mile Treasure Coast Circuit, 1.2-mile karting circuit, skid pad, off-road course, and event pavilion, which will offer limited rental opportunities for manufacturers, corporate, and charity events
  • P1 Motorsports R&D Park: commercial space for race shops and other motorsports-related businesses, and enclosed large vehicle storage

Since 2008, several groups have proposed motorsports clubs in Florida of a size and scale large enough to support an extraordinary racetrack. None have been able to secure community support or approvals to proceed until now. That’s because P1’s team has a proven track record in the design, construction, and management of exceptional automotive country clubs, as well as race sanctioning and commercial and residential real estate development experience.

Leading the charge is P1 Founding Family Ari, Molly, and Aurora Straus. Ari Straus is a founding partner of New York’s famed Monticello Motor Club (MMC). He served as MMC’s managing partner/CEO for 12 years, developed its 667-acre master site plan, oversaw several significant expansion projects on the property, and was instrumental in tripling MMC’s membership during his tenure. Molly McCoy Straus, a graduate of Duke University and the Kellogg School of Management at Northwestern University, and Aurora Straus, a graduate of Harvard University and MBA candidate at Emory University, co-founded and managed a sleep-away motorsports camp for teens at MMC, a wildly popular program that was the first of its kind in the world. Aurora Straus, a professional racecar driver, also founded “Girls With Drive,” an initiative that introduces young girls to careers in automotive.

“We remained quiet until the P1 Motor Club Special District was fully approved by both St. Lucie County and the State of Florida, a process that spanned three years,” said Ari Straus. “This critical approval allows us to build the dream, including two extraordinary racetracks, over a million square feet of trackside customizable garages, 125 private residences, club facilities and amenities, and commercial space for race shops and other motorsports-related businesses. This isn’t our first rodeo; we know what it takes to build a club that will create incomparable and life-changing moments for drivers, families, and friends.”

Others involved in P1 include P1 Founding Partner Al Guibord, who co-founded Formula Race Promotions (FRP) in 2006; P1 Founding Partner Gregory Schain, founder of New Mill Capital Holdings (NMCH); P1 Founding Partner Eric Schwartz, a long-time commercial real estate executive; P1 Partner Mike Watkins, who has completed over $200 million in residential and commercial construction projects, including developing one of the first residential communities focused on racecars and racing; Director of Fun Chris Duplessis, who has a decade of experience in developing and managing motorsports programs; Director of Membership Sarah Foss, who has 15 years of experience in the hospitality and luxury service industry and was part of the leadership team at another motorsports facility; and Owner’s Representative Tom Wackrow, a construction executive with two decades of experience overseeing multi-million dollar real estate development projects, including the Waldorf Astoria New York, Hudson Yards Vessel, and Cosmopolitan Resort & Casino in Las Vegas.

P1 will be open 12 months a year to provide once-in-a-lifetime individual and group driving experiences for drivers of all skill levels and ages, from young teens driving for the first time to seasoned pros. Children as young as four can safely take to the karting track and can get behind the wheel of a racecar beginning at age 13.

“As someone who learned to race with my father and has since taught dozens of young drivers, success for me is that members retreat to P1 Motor Club with their families, not from their families,” said Aurora Straus. “Decades from now, P1 will be a place where multiple generations of families can enjoy themselves together and pass on their love of motorsports.”

P1’s membership club will provide dedicated space not only for motorsports enthusiasts to indulge in their passion and build connections, but also for families to enjoy an expansive clubhouse, pool, spa, walking trails, dog parks, and pickleball, tennis, and basketball courts.

Phase I development activities have started and will include the mixed-surface off-road circuit, 4.5-mile P1 Circuit, GarageMahals (trackside customized garages with second floor living space options), Autominiums (trackside multi-family and stand-alone residential units), paddock garages, and the Motorsports R&D Park.

P1’s off-road circuit will launch in Q1 2025, utilizing P1’s off-road rental fleet as well as member-owned Cross Cars. As one of multiple members-only race series, P1 will host a Cross Car race series, running wheel-to-wheel in a European-style rallycross format.

Opening in late 2025 and reserved primarily for members, the 4.5-mile P1 Circuit is a monster racetrack that melds enhanced top turns from famous racetracks worldwide with epic elevation and high-superelevation corners to shake up Florida’s flat landscape. The P1 Circuit’s design was conceptualized by a consortium of drivers who developed a wish list of features combined with inspiration from their favorite sections of racetracks around the world. This concept was then refined by specialists at both Apex Circuit Design and Tilke Engineers and Architects – two of the world’s best known track designers – to achieve FIA Grade 2 safety standards, encouraging drivers to push their limits without the constant threat of hard barriers only feet from the track edge. The result?

“The P1 Circuit’s fast nature will provoke excitement and engagement beginning with the very first lap,” said Aurora Straus. “As drivers gain experience, they will see vast improvements in their lap times. The P1 Circuit is easy to drive, but difficult to master.”

P1 is currently offering a limited number of Charter licenses, which provide individuals and their immediate family members with access and benefits superior to all other future membership classes, including priority access to all real estate offerings, unlimited driving privileges, and use of all club facilities and amenities.

Membership to P1 is by invitation and/or referral only. Prospective members who do not know one of the founders or an existing Charter member may request an interview and application for consideration. More than 150 motorsports enthusiasts and their families have already accepted an invitation to join P1 as Charter members.

Real estate offerings are available exclusively to P1 members, but the purchase of real estate is not required for membership. Over 70% of Phase I GarageMahals and Autominiums are already reserved by current members.
